development consultant and broker to Florida Rock in the potential development of a 1.3 million square foot office building on a 6.5 acre site in Southwest Washington, DC for lease to a US government agency. This site is currently a concrete plant and is located in a transitional area of Washington that was historically industrial but is changing to commercial.
MilleniuM helped identify the target agency, assess its requirements, prepare financial models to guide the design of the building from a cost perspective in order to maintain a highly competitive occupancy cost for the agency. We have been able to stress the many advantages of this site for the agency, including proximity to other government agencies, water frontage, pubic transportation and lower cost of occupancy.
We were instrumental in obtaining the needed rezoning from M (industrial) to a PUD in order to permit the scale of development warranted on the site.
