The project involved a market analysis,
financial due diligence and appraisal of a proposed campus-like development of nine three-story structures with 256 independent-living residential units, 12 guest rooms, 13 duplex villas, and a health care center providing 20 skilled nursing units, 20 dementia assisted living units, and 30 assisted living units. In addition, the project included ±15,000 square feet of office space, and a ±14,000 square foot fitness center and restaurant area.
To support our findings, we completed an extensive demographic and market study of the target area and of the CCRC-product.
In addition, we completed a stand-alone review of the developer's hard and soft cost estimates, and prepared a cost analysis study.
The report was used by the client for underwriting purposes related to the project's unique financing structure involving asset backed commercial paper.
